Attic Insulation Upgrades May Increase Home Resale Value

When you think about remodeling or upgrading your home, you probably think about things like new kitchens or bathrooms, luxurious patios or sleek flooring materials. And while these can greatly improve how much you enjoy your living space, the cost of these upgrades is typically not recouped upon the sale of the home. But a new report has found one remodeling project that gives a lot of bang for the buck: attic insulation.

Remodeling Magazine’s annual Cost vs. Value Report allows homeowners across the United States to compare the average cost of specific remodeling projects to the average value of those projects at resale. This year, the study factored in an energy efficiency upgrade -- attic insulation -- for the first time ever. It was the only remodeling upgrade to generate a return on investment; upgraded insulation averaged a return of 166%, whereas all of the other projects averaged a return of only 64 cents on the dollar.

More Than Just Resale Value

For homeowners who are considering upgrading their attic insulation, the news of improved resale values may just be icing on the cake. That’s because there are already several great reasons to make this change.

First and foremost, better attic insulation leads directly to lower utility bills because it allows homes to more effectively retain treated air. And because the HVAC system is running less frequently, it can also help to extend the life of that equipment, which is a benefit that could save you thousands.

A thorough attic insulation upgrade also involves inspecting the attic floor for air leaks and sealing them completely, which improves the overall quality of a home’s envelope. This makes it easier to control indoor air quality, which can be a major concern for anyone with asthma, severe seasonal allergies or other respiratory conditions.

Finally, making a big efficiency upgrade like this simply tends to feel good. You can take pride in knowing you’re doing your part to help the environment by using less energy, and therefore contributing less to harmful greenhouse gases. You can also congratulate yourself for being a wise and forward-thinking homeowner!

Insulation is Just the Start

Remodeling Magazine plans to add more energy efficiency projects to its annual study, but the results for this first effort are promising -- there may be many more efficiency upgrades that pay off with dividends upon the sale of your home. But in the meantime, there are certainly immediate rewards to be reaped from changes like purchasing ENERGY STAR-certified appliances, installing a smart thermostat and upgrading your HVAC system.

If you’d like help with any of these projects, or would like to conduct an energy audit of your home to determine which HVAC upgrades are likely to generate the greatest results, get in touch with an experienced local HVAC technician today.
